Petaling Jaya was Malaysia’s first satellite town. PJ Old Town, Section 14, Section 17 and SS2 were laid out between the 1950s and the 1970s, which makes PJ’s housing stock older than most of the Klang Valley. That age shows in the aircond. A house in Section 17 can carry a 20-year-old R22 unit in the master bedroom and a two-year-old R32 inverter in the hall. Each one needs its own gas, its own pressure and its own method.

The single- and double-storey terraces here date from the 1960s to the 1980s. Most were built without aircond and have had split units added room by room, so a four-unit house is really four separate systems. The faults follow the age of each unit, not the house: worn capacitors and fan motors on the oldest retrofits, slow gas leaks at flare joints opened and re-tightened by several different hands, and drain pipes run at a flat angle to suit an existing wall. On a mixed-age house we read the refrigerant type on each outdoor nameplate before anything is opened. R22 in the old bedroom unit and R32 in the new hall inverter are not interchangeable.
Kelana Jaya’s older condominiums and the walk-up flats in Section 17 share a different problem: shared drain risers. Several indoor units drain into one vertical pipe, and when that pipe slimes up, water backs up into more than one home at once. A leak from your ceiling-mounted or wall unit may not be your unit’s fault. We check whether the blockage sits in your own drain run or in the shared riser before quoting, because a chemical wash on your unit will not hold if the riser is the cause.
Ara Damansara, Kelana Jaya and PJ Sentral carry a dense band of newer serviced apartments and SOHOs between the older residential sections. Most run R32 or R410A inverters young enough to need cleaning rather than repair. What they need is paperwork: strata rules on working hours and contractor registration. We send technician details ahead of the visit for the pass and work within the block’s stated hours.
SS2, Uptown and Damansara Jaya are full of shop-offices used by clinics, cafés and tuition centres. Their cassette and ceiling units run long hours in rooms full of people, and a café unit collects grease on the coil that a filter rinse does not remove. They need a chemical wash more than once a year, done before opening time, with an invoice for the accounts.
Landed houses. In PJ Old Town, Section 17, SS2 and Taman Paramount the outdoor units sit in the back lane, on the porch roof or on a rear-wall bracket. We bring the ladder; you clear access to the indoor units and the isolator. In a guarded neighbourhood, tell the guardhouse a contractor is expected and we register on arrival.
Condos and serviced apartments. For Kelana Jaya, Ara Damansara and PJ Sentral high-rises, tell us the building name when you book. We send technician details for the contractor pass, you inform the management office, and we follow the lift-padding and working-hour rules on the day.
Same-day slots for bookings before the afternoon cut-off; otherwise the next morning. Petaling Jaya is inside our core zone, so travel time is short. Any travel or weekend surcharge is confirmed before you book.

Yes. A Section 17, SS2 or Taman Paramount terrace with four units of different brands and ages is a one-visit job. We read the nameplate on each outdoor unit first, so an old R22 bedroom unit and a new R32 hall inverter each get the right method and the right gas. The normal service rate is RM80–RM90 per unit, dropping to RM60–RM70 per unit from the third unit on the same visit. Indicative — confirmed before we come.
Yes. In older Kelana Jaya condos the first question is whether the leak comes from your own drain pipe or from a shared drain riser backing up into several units. We check that before quoting. If it is your drain, a chemical wash with a drain flush clears it, RM150–RM180 per unit (indicative). If it is the shared riser, we tell you so you can raise it with management instead of paying for a fix that will not hold.
Yes. We install wall-mounted and cassette units for shop-offices in SS2, Damansara Utama and Damansara Jaya, including clinics, cafés and tuition centres. A site check comes first: outdoor unit placement on the rear wall or roof, drainage route, power point and isolator. Wall-mounted installation labour and standard materials run RM250–RM350 for 1.0–1.5HP; cassette RM600–RM1,200 per unit. Unit price separate, all figures indicative.
