Aircond service at the end of the MRT line
Kajang is where the MRT Kajang Line stops and where the aircond jobs change character. Around the KTM station, Metro Point and Plaza Metro Kajang, the town still runs on shophouses and on 1970s–80s terraces in Sungai Chua and Taman Kajang Utama, many carrying the R22 wall units they were fitted with decades ago. Ten minutes towards Kajang 2, Saujana Impian or Bandar Sungai Long and you are among inverter units still inside their manufacturer warranty. Forty years of Kajang housing and what it does to the aircond
Sungai Chua and Taman Kajang Utama terraces
The single- and double-storey terraces here date from the 1970s and 80s, and their aircond fleets are layered: an original R22 unit in the master bedroom, a 2000s R410A unit in the hall, an R32 inverter added later for a child’s room. Every visit starts by reading the refrigerant type off each outdoor nameplate, because the three gases cannot be mixed. An R22 unit of this age that needs gas every year has a leak, and the leak is what gets repaired. When the compressor is also tired, we put the repair price and the new-inverter price side by side and leave the choice to you.
Kajang town shophouses and Sungai Chua flats
Around the town centre the outdoor units hang on shared back walls or above the five-foot way. Road dust and exhaust from the satay and kopitiam kitchens coat the condenser coil until it cannot shed heat. The unit blows, the room stays warm, and the first guess is low gas. On a shophouse or a Sungai Chua flat the coil is the more likely culprit, so a normal service with a proper rinse of the outdoor coil comes before any gas is quoted.
Kajang 2, Saujana Impian, Twin Palms and the Sungai Long condos
The gated townships and condos built from the 2000s onwards run inverter units that are still under manufacturer warranty. A warranty covers factory faults, not dust, so these units still need cleaning every three to four months. The discipline is what we do not do: we do not open the refrigerant circuit or change a part on an in-warranty unit without telling you first, and if a fault belongs with the manufacturer we say so before you spend anything with us. Student rentals around UTAR Sungai Long and UKM Bangi
A rented room near UTAR or UKM runs its aircond most of the day with a filter nobody cleans. By the end of a semester the coil is fouled and the drain tray is slimy, which is why the between-tenant reset is a chemical wash rather than a normal service. Landlords with several rooms in one Sungai Long block book them as a single visit and pay the multi-unit rate.
Getting the technician in: condos, flats and shophouses
For a Sungai Long or Kajang 2 condo, tell us the building name when you book. We send the technician’s details for the management office contractor pass, you inform the office, and we work within the building’s lift and working-hour rules. For a Sungai Chua flat with the outdoor unit on a corridor or back-wall bracket, we check the bracket before we lean on it and quote a replacement if it is corroded. Shophouse units above the five-foot way are scheduled before opening or after closing. For a student room, the landlord can authorise access in one message; the tenant only needs to open the door.
