Our aircond services in KL & Klang Valley

Residential and commercial aircond servicing and maintenance for wall-mounted, cassette, ceiling-exposed and ducted units. Each service below lists what is included, when you need it, the indicative price and how long it takes.

Every service we offer is listed below with its indicative price, and all of them are available anywhere in the Klang Valley. Aircond, aircon, air cond or air conditioning: four spellings for the same unit, and one price list. Routine aircond maintenance is the normal service: a clean every 3 to 4 months keeps the coil clear, the drain flowing and the electricity bill where it should be. Everything else on this list — chemical wash, gas top-up, repair, installation — is for when a normal service is not enough, and we tell you which one you need before we quote it.

Normal Service & Cleaning

What is included

  • Filter and front cover washed
  • Indoor evaporator coil brushed and vacuumed (no chemicals)
  • Blower wheel surface clean
  • Drain tray wiped and drain pipe flushed with water
  • Outdoor condenser coil rinsed with water pressure
  • Refrigerant pressure and supply/return air temperature checked and told to you
  • Remote, swing and mode test run before we leave

When you need it

  • Routine aircond maintenance every 3 to 4 months for a bedroom or living-room unit in daily use
  • Airflow feels weaker than before or the room takes longer to cool
  • Light dusty smell when the unit starts
  • Small occasional drip from the indoor unit
Aircond cleaning and aircond service mean the same visit here: filter, cover, coil surface, blower surface, drain and outdoor coil, cleaned with water and brushes, no chemicals. We service aircond units of every age and brand, and the pressure and air-temperature readings we take are written on your receipt — so you know the state of the unit, not just that it was ‘serviced’.
Indicative price
RM80 – RM90 per wall-mounted unit; RM70 – RM80 per unit for 2 units; RM60 – RM70 per unit from 3 units. Cassette / ceiling-exposed RM100 – RM150 per unit. Indicative — confirmed before we come.
Duration
30 – 45 minutes per unit

Chemical Wash

What is included

  • Indoor coil cleaned in place with coil-cleaning chemical, then rinsed
  • Blower wheel removed and chemically washed where the unit design allows
  • Drain tray and drain pipe chemically flushed to clear slime and blockage
  • Filter, cover and louvres washed
  • Outdoor coil rinsed; refrigerant pressure checked
  • Everything in the Normal Service, plus a written note of anything we found (worn parts, low gas)

When you need it

  • Unit still smells musty or sour after a normal service
  • Water leaking from the indoor unit because the drain is blocked by slime
  • Visible black spots or mould on the louvres or blower
  • Once a year for most household units; every 6 months for units running 12+ hours a day
A chemical wash differs from a normal service in three ways: coil-cleaning chemical on the evaporator, the blower wheel out for a proper wash, and the drain flushed with chemical rather than water. That is what removes the sour smell and the slime that causes indoor leaks. The unit is rinsed and test-run before we leave.
Indicative price
RM150 – RM180 per wall-mounted unit; RM130 – RM150 per unit from 2 units. Cassette / ceiling-exposed RM250 – RM350 per unit. Indicative — confirmed before we come.
Duration
60 – 90 minutes per unit

Chemical Overhaul

What is included

  • Indoor unit fully dismantled: coil, blower, drain tray, casing and fan motor housing removed
  • Every part soaked and chemically cleaned separately, then rinsed and dried
  • Drain pipe fully flushed end to end
  • Unit reassembled, sealed, re-tested for airflow, temperature and leaks
  • Refrigerant pressure recorded before and after

When you need it

  • Persistent leak that a chemical wash did not fix
  • Unit has not been serviced for 2 or more years
  • Heavy mould, thick sludge in the drain tray, or an insect or lizard problem inside the unit
  • Before a tenant moves into a rental unit that has been idle
A chemical overhaul is the full reset: the indoor unit comes off the wall and every part is soaked and cleaned separately. Book it when a chemical wash no longer solves the leak or the smell, or when a unit has gone two or more years without a service. It is the most expensive clean, so we say so when a chemical wash will do.
Indicative price
RM250 – RM400 per wall-mounted unit; cassette / ceiling-exposed from RM450. Indicative — confirmed before we come.
Duration
2 – 3 hours per unit

Gas Top-Up (R22 / R32 / R410A)

What is included

  • Refrigerant type confirmed from the outdoor unit nameplate before anything is opened
  • Pressure test and soap/electronic leak check on flare joints and valves
  • Top-up to the manufacturer's specified pressure — not 'until it feels cold'
  • Pressure and temperature readings written on your receipt
  • Honest advice if the leak is too big to justify topping up

When you need it

  • Unit blows air but the room never gets cold
  • Ice forming on the copper pipe or the indoor coil
  • Outdoor unit runs continuously without the compressor cutting out
  • You have topped up gas in the last 12 months and it is weak again — that is a leak, not a top-up problem
A gas top-up is only the right fix when the refrigerant is genuinely low. Three things worth knowing before you book it:
  • Read the nameplate. The refrigerant type is printed on the outdoor unit — R22 on most units made before 2015, R410A on many 2010–2020 units and cassettes, R32 on most new inverters. Each needs its own gauge set and has its own price, which is why the table shows three rows.
  • A sealed system does not use up gas. If a unit needed a top-up last year and is weak again, it has a leak. Another top-up is money spent on gas that will escape; we leak-test first and quote the repair.
  • To spec, not ‘until it feels cold’. We charge to the manufacturer’s pressure or weight and write the before-and-after readings on your receipt. If your unit does not need gas, we will not add gas.
Indicative price
R22 RM80 – RM150 · R32 RM100 – RM180 · R410A RM120 – RM200 per unit, depending on how much refrigerant is needed. Leak repair quoted separately. Indicative — confirmed before we come.
Duration
30 – 60 minutes per unit (longer if a leak is traced and repaired)

Repair & Troubleshooting

What is included

  • On-site diagnosis with a fixed quote before any part is replaced
  • Common parts: capacitor, fan motor, PCB / control board, thermistor and sensors, drain pump, remote receiver
  • Compressor diagnosis, and replacement where it makes economic sense versus a new unit
  • Electrical checks: isolator, wiring, contactor, breaker tripping
  • Leak tracing and brazing of copper pipes
  • Workmanship warranty on every repair (see terms)

When you need it

  • Unit does not turn on, or turns on and cuts off after a few minutes
  • Loud rattling, grinding or humming from the indoor or outdoor unit
  • Outdoor fan spins but the compressor does not start
  • Error code on the indoor display or blinking LED
  • Remote not responding even with new batteries
Our repair service comes to you — there is no shop to carry the unit to. The technician diagnoses on site and gives a fixed quote before any part is replaced; the inspection fee is offset against the repair if you go ahead. Air conditioning repair, air conditioner repair, AC repair services — the same visit under any name: one repair visit for homes and shops across KL and Selangor, one price list, covering capacitors, fan motors, PCBs, sensors, drain pumps and remote receivers.
Repair aircond compressor or replace the unit? On a system past 10–12 years we give you both figures on site — the aircond compressor repair and the labour-and-materials price of a new inverter installation — and recommend the repair only when the numbers favour it.
Indicative price
Inspection and troubleshooting RM60 – RM100 per visit (offset against the repair if you proceed). Parts quoted on site: capacitor RM80 – RM150, fan motor RM180 – RM350, PCB RM250 – RM600, compressor RM600 – RM1,500+ depending on HP and inverter type. Indicative — confirmed before we come.
Duration
45 minutes to 2 hours for most repairs; compressor jobs half a day

Installation (1.0 – 2.5HP, wall-mounted / cassette / ceiling)

What is included

  • Site check: wall, bracket position, outdoor unit placement, drainage route, power point and isolator
  • Wall bracket, standard copper piping run (length included is stated on the quote), insulation, drain pipe and wiring to the isolator
  • Vacuum of the pipework before gas release — no 'purge with gas' shortcuts
  • Test run with temperature check and a walk-through of the remote
  • Removal of packaging; old unit dismantled on request
  • Supply of a new unit can be arranged, or we install a unit you have bought yourself

When you need it

  • New home, renovation or an extra room that needs cooling
  • Replacing a unit that is more than 10 – 12 years old and repairing it no longer makes sense
  • Moving from a non-inverter to an inverter unit to cut the electricity bill
  • Cassette or ceiling unit for a shop, café or office
Aircond installation across KL and Selangor covers new units for a new home or an extra room, replacements for units past 10–12 years, and cassette or ceiling units for a shop, café or office. Every install starts with a site check (wall, bracket, outdoor placement, drainage, power point and isolator), and the pipework is vacuumed before the gas is released — a ‘purge with gas’ shortcut leaves moisture in the system and shortens the compressor’s life. Bring your own unit or ask us to supply one; the labour-and-materials price is the same either way.
Indicative price
Installation labour and standard materials: 1.0 – 1.5HP RM250 – RM350 · 2.0HP RM300 – RM450 · 2.5HP RM350 – RM500 per wall-mounted unit; cassette / ceiling RM600 – RM1,200. Extra copper piping RM25 – RM40 per foot. Unit price separate. Indicative — confirmed before we come.
Duration
2 – 4 hours per wall-mounted unit; half a day for cassette

Dismantle & Relocation

What is included

  • Pump-down so the refrigerant is stored in the outdoor unit and not lost
  • Indoor and outdoor units dismantled, pipe ends capped, wiring labelled
  • Wall holes sealed on request
  • Re-installation at the new position or new address (installation price applies)
  • Gas pressure check after re-install; top-up only if actually needed

When you need it

  • Moving house and taking your units with you
  • Renovation that needs the unit off the wall temporarily
  • Moving a unit from one room to another
  • Tenant end-of-tenancy: dismantle and return the unit to the landlord
Moving house, renovating, or ending a tenancy? We pump the refrigerant down into the outdoor unit before dismantling, so the gas is kept rather than vented, then cap the pipe ends and label the wiring. Re-installation at the new position or address is priced as a standard installation, and the gas is checked after the re-install — topped up only if it is actually low.
Indicative price
Dismantle only RM80 – RM150 per unit; dismantle and re-install at a new position RM350 – RM600 per unit (standard piping). Indicative — confirmed before we come.
Duration
About 1 hour to dismantle; half a day to dismantle and re-install

Maintenance Contracts (residential & commercial)

What is included

  • Scheduled service every 3, 4 or 6 months — we remind you, you do not have to remember
  • Per-unit rate lower than one-off servicing, fixed for the contract period
  • Priority slots when a unit fails between visits
  • Itemised invoices and a per-unit service log for landlords, tenancy handovers and company claims
  • Covers wall-mounted, cassette, ceiling-exposed and ducted units; one contract for a home, a shop, a café or an office floor

When you need it

  • Landlord with several units across one or more properties
  • Shop, café, clinic or office where a warm room costs you customers
  • Condo or house with 4 or more units that always get serviced late
  • Company that needs a supplier invoice and a fixed annual budget
For a landlord with several units, a café that cannot afford a warm afternoon, or a company that needs a supplier invoice, a maintenance contract turns aircond maintenance into a schedule: a fixed per-unit rate, a visit every 3, 4 or 6 months, priority when something fails in between, and an itemised invoice plus a per-unit service log every time.
Indicative price
From RM50 – RM70 per wall-mounted unit per visit on a quarterly plan (minimum unit count applies); commercial cassette and ducted quoted per site. Indicative — confirmed before we come.
Duration
Same per-unit times as the individual services; visits scheduled to your hours

Normal service vs chemical wash vs chemical overhaul

Three cleans, three prices. Pick by what the unit is doing, not by what sounds most thorough.

Clean What is cleaned How long When Indicative price
Normal service Filter, cover, coil surface, blower surface, drain (water flush), outdoor coil 30–45 min per unit Every 3–4 months in daily use RM80–RM90 (RM60–RM70 from 3 units)
Chemical wash Coil with chemical, blower removed and washed, drain chemically flushed 60–90 min per unit Smell, slime leak, mould; once a year RM150–RM180 (RM130–RM150 from 2 units)
Chemical overhaul Indoor unit fully dismantled, every part soaked and cleaned 2–3 hours per unit Leak a wash did not fix; 2+ years unserviced RM250–RM400

Wall-mounted units; cassette and ducted rows are in the full price list. All figures indicative.

Inverter vs non-inverter aircond servicing

Cleaning an inverter unit is the same job at the same price, but the PCB and sensors are more sensitive, so water and chemical stay off the electronics and the unit is dried before power goes back on. Gas work differs more: most inverters run R32 or R410A and are charged by weight to the nameplate figure, not by pressure alone. On a unit still under manufacturer warranty we do not open the refrigerant circuit without telling you first, so your warranty claim stays valid. Non-inverter units are more forgiving to clean, but they are more likely to be on R22 and nearer the end of their compressor life — the repair-versus-replace question comes up sooner.

Servicing a condo or apartment unit

Most KL and Selangor high-rises ask for a contractor pass or work permit from the management office, some restrict noisy work to weekday daytime, and a few need the service lift booked. Tell us the building name when you book: we send the technician details for the pass, you inform the office, and on the day we follow the block’s lift-padding and working-hour rules.

What affects the price

  • Unit count. The per-unit rate drops from the second unit for chemical wash and from the third unit for normal service, on the same visit.
  • Unit type. Wall-mounted is the base rate; cassette, ceiling-exposed and ducted units take longer, sit higher and often need two people.
  • HP. A 2.5HP unit has a bigger coil, more refrigerant and heavier brackets than a 1.0HP unit — it shows in installation and gas prices.
  • Refrigerant. R22, R32 and R410A cost differently and need different gauge sets, so gas top-up has three rows.
  • Access. A condenser on a roof or slope, a long pipe run, or ladder work adds time; tell us in your enquiry and it goes into the fixed price, not onto the bill afterwards.
  • Parts. Quoted on site before anything is replaced — a capacitor is cheap, a PCB or compressor is not, and we say which one you need.

Tell us your unit type and unit count via the contact page — that is all we need to confirm the price.

Areas we cover in KL & the Klang Valley

We serve Kuala Lumpur, Selangor and Putrajaya. The eight areas below have their own pages, each written around that area’s housing and its typical aircond faults; the rest of the Klang Valley is covered from the same base.

  • Aircond service Cheras

Kuala Lumpur (south-east), extending into the Selangor side around Bandar Mahkota Cheras and Balakong

Cheras straddles the KL–Selangor border: Taman Connaught, Taman Midah, Taman Segar, Alam Damai and Bandar Sri Permaisuri are on the KL side; Bandar Mahkota Cheras, Bandar Tun Hussein Onn and Balakong are on the Selangor (MPKj) side.

  • Aircond service Petaling Jaya

Selangor (Petaling district), immediately west of Kuala Lumpur

PJ is Malaysia's first satellite town, so its housing stock is older than most of the Klang Valley: PJ Old Town, Section 17, Section 14 and SS2 were laid out in the 1950s–1970s.

  • Aircond service Shah Alam

Selangor state capital (Petaling and Klang districts), west of Petaling Jaya

Shah Alam is a planned city laid out in numbered sections: Seksyen 1–36 in the original town and the U-sections (Seksyen U1–U20) north of the Federal Highway, including Bukit Jelutong (U8) and Glenmarie (U1).

  • Aircond service Puchong

Selangor (Petaling district), south-west of KL along the LDP

Puchong grew fast in the 1990s–2000s along the Damansara–Puchong Highway (LDP): Bandar Puteri Puchong, Puchong Jaya, Bandar Puchong Jaya, Puchong Utama, Puchong Perdana, Taman Kinrara and Bandar Kinrara are the main townships.

  • Aircond service Klang

Selangor (Klang district), the royal town, west of Shah Alam towards Port Klang

Klang is split by the Klang River into North Klang and South Klang; the old town around Jalan Tengku Kelana (Little India), Jalan Stesen and the KTM station has pre-war and 1960s shophouses.

  • Aircond service Subang Jaya

Selangor (Petaling district), south of Petaling Jaya, including USJ and Bandar Sunway

Subang Jaya is organised into SS-series sections (SS12–SS19) from the 1970s–80s and the USJ sections (USJ 1–27) from the 1990s; SS15 is the student and food hub around Taylor's and INTI.

  • Aircond service Kajang

Selangor (Hulu Langat district), south-east of KL and the southern terminus of the MRT Kajang Line

Kajang town — known nationally for satay — sits around the KTM station, Metro Point and Plaza Metro Kajang; the MRT Kajang Line terminates at Kajang, with Stadium Kajang and Sungai Jernih stations before it.

  • Aircond service Ampang

Ampang Jaya (Selangor, MPAJ) and Ampang Hilir / Kampung Pandan (Kuala Lumpur), east of the city centre

'Ampang' covers two councils: Ampang Jaya under MPAJ in Selangor (Pandan Indah, Pandan Jaya, Pandan Perdana, Taman Cempaka, Taman Dagang, Bukit Antarabangsa, Ukay Perdana, Taman Melawati) and the KL side around Ampang Hilir, Taman U-Thant and Kampung Pandan.

Aircond service Kuala Lumpur, Selangor and Putrajaya

We cover Kuala Lumpur (Cheras, Ampang and the neighbourhoods between them and the city centre) and Selangor (Petaling Jaya, Shah Alam, Puchong, Klang, Subang Jaya, Kajang and the townships listed above). Putrajaya and Cyberjaya are covered on request. We stay inside the Klang Valley so that same-day slots stay realistic.

How it works

Three steps, and the price is agreed before anyone touches the unit.

  1. Send an enquiry

Send your area, unit type and how many units using the contact page. We reply with a fixed price for the servicing and the earliest slot.

Not sure of the unit type? A photo of the indoor unit and the outdoor nameplate is enough.

  2. Technician arrives

The technician arrives in the agreed window, checks the unit and confirms the price before starting. If something extra is needed — a part, a leak repair, gas — it is quoted first and only done if you say yes.

  3. Done and warranted

Work finished, readings written on your receipt, and the workmanship warranty starts from that day. Pay by Cash, Touch 'n Go eWallet or Bank transfer.

Why Cool Air Aircond

A written workmanship warranty

90-day written workmanship warranty on repairs, installations and chemical work, with the terms stated on your receipt. It covers the work we did and the parts we supplied. If the same fault returns inside the warranty period, we come back at no labour charge, and a part we supplied that has failed is replaced free. It does not cover a new and different fault, parts you supplied yourself, refrigerant lost through a leak you chose not to repair, or damage from a power surge, flood or another contractor's work.

What a good aircond technician does

  • Reads the nameplate before touching the gas, and uses the gauge set for that refrigerant.
  • Vacuums the pipework before charging on every installation — no purging with gas.
  • Leak-tests before topping up, and tells you when a top-up is not the answer.
  • Tells you the pressure and temperature readings, and writes them down.
  • Brings shoe covers, lays a drop sheet, and leaves the floor as it was found.

What we do not do

  • No gas top-up without a leak check.
  • No chemical wash when a normal service will do.
  • No compressor replacement without giving you the price of a new unit beside it.
  • No pressure selling on site — the quote is the quote, and you can say no.
  • Homes, condos and small commercial premises only — we do not work on vehicles.

Aircond service FAQ

How often should I service my aircond in Malaysia?

Bedroom unit used nightly: routine aircond maintenance (a normal service) every 3–4 months, chemical wash once a year. Units running most of the day (home office, shop, elderly at home): normal service every 2–3 months and chemical wash every 6 months. Dusty roadside or renovation nearby: shorten the interval.

What is the difference between a normal service and a chemical wash?

Normal service cleans filter, cover, coil surface and drain with water and brushes — maintenance. Chemical wash uses coil-cleaning chemical on the coil, removes and washes the blower, and flushes the drain — for smells, slime leaks and mould. Chemical overhaul dismantles the whole indoor unit. Price and duration differences from the table.

How much does aircond service cost in KL and Selangor?

Indicative: Normal service RM80–RM90 per wall-mounted unit, RM60–RM70 per unit from 3 units; chemical wash RM150–RM180 per unit, RM130–RM150 per unit from 2 units; gas top-up RM80–RM200 per unit depending on refrigerant. Your fixed price is confirmed before the technician comes; repairs and parts are quoted before any work starts.

How much is aircond gas top-up, and why does it depend on R22, R32 or R410A?

Indicative RM80–RM150 for R22, RM100–RM180 for R32, RM120–RM200 for R410A per unit — the refrigerants cost differently and need different tools. We check the type on the outdoor nameplate and leak-test before topping up. If you needed gas last year too, you have a leak and we quote the repair instead.

Can you service inverter aircond? Is it different?

Yes. Cleaning is the same job and the same price. What differs: the PCB and sensors are more sensitive, so we keep water and chemical off the electronics, and inverter units mostly run R32 or R410A, so gas work uses the matching gauge set. Servicing does not void the manufacturer's warranty; we do not open the gas circuit on in-warranty units without telling you.

How long does an aircond service take?

Normal service 30–45 minutes per unit; chemical wash 60–90 minutes; chemical overhaul 2–3 hours; installation 2–4 hours per wall unit. A three-unit house is a single visit of about two hours.

Do you service condos and apartments — what about management approval?

Yes. Most KL and Selangor high-rises need a contractor pass or work permit and restrict noisy work to weekday daytime. Tell us the building name; we send technician details for the pass, you inform the management office, and we follow lift-padding and hours rules.

What warranty do you give?

90-day workmanship warranty on repairs, installations and chemical work, with the terms stated on your receipt.

Do you service all aircond brands?

All home and commercial brands sold in Malaysia — Daikin, Panasonic, York, Acson, Midea, Mitsubishi Electric, Sharp, Hisense, Samsung, LG, Gree, Toshiba, Fujitsu and others — across wall-mounted, multi-split, cassette, ceiling-exposed and ducted units. If your brand is not listed, send us a photo of the nameplate with your enquiry.

Which areas do you cover and how fast can you come?

Kuala Lumpur, Selangor and Putrajaya, with dedicated pages for Cheras, Petaling Jaya, Shah Alam, Puchong, Klang, Subang Jaya, Kajang and Ampang.
