Cheras sits on both sides of the KL–Selangor line, and its aircond fleet shows it. On the Kuala Lumpur side, Taman Connaught, Taman Midah, Taman Segar and Alam Damai are streets of double-storey terraces built between the 1970s and 1990s, most of them carrying three to five split units bolted on over the decades. Along Jalan Cheras, the MRT Kajang Line has stations at Taman Connaught, Taman Mutiara, Taman Midah and Bandar Tun Hussein Onn, and new condominiums have followed the stations. Across the Selangor line, Bandar Mahkota Cheras, Bandar Tun Hussein Onn and Balakong are newer townships under MPKj. We service all of it as one zone, as part of our aircond service in KL & Klang Valley.
The job in Cheras is rarely one unit. It is a terrace with a 20-year-old R22 unit in the master bedroom and a two-year-old inverter in the hall, or a Jalan Cheras shoplot with two cassettes running from opening to closing. We quote a fixed price for servicing before we come; repairs and parts are quoted on site before any work starts. Who we are is a short read if you want it first.
Old terraces, back-lane condensers and new MRT condos
Four kinds of building make up most of Cheras, and each one puts a different fault in front of the technician.
1970s–1990s terraces in Taman Cheras, Taman Midah, Taman Connaught and Taman Segar
These houses were built with no aircond at all. The units came later, one at a time, so a single terrace carries several brands and several refrigerants. The oldest are R22 systems well past 15 years. Their flare joints work loose and their copper corrodes, so they lose gas slowly; the owner tops up, the room is cold for a season, and the cycle repeats. A unit that needed gas last year does not need gas this year; it needs its leak found. We pressure-test and trace the leak first, then quote the repair. Worn compressors are the other terrace fault. When one is going, we put the repair figure and the price of a new 1.0HP or 1.5HP inverter side by side, so the decision is yours with the numbers in front of you.
Back lanes and air-wells
Terrace condensers in Cheras sit where there was room: the back lane behind the wet kitchen, or an air-well between the extension and the boundary wall. Both places collect lane dust and cooking exhaust on the condenser fins. A clogged outdoor coil cannot dump heat, so the unit runs longer, the bill climbs and the room never quite gets cold. Rinsing that coil is included in every normal service and is the single step that brings cooling back on most of these units. Where the indoor unit has picked up a musty smell or a slow drip as well, a chemical wash clears the blower and drain.
Flats and walk-up apartments in Taman Cheras Indah, Batu 9 and Batu 11
The older low-rise flats along Jalan Cheras carry wall units that have often gone two or more years without a service. By that point the drain tray holds sludge, the blower wheel is coated and a chemical wash no longer clears it. That is a chemical overhaul job: the indoor unit comes off the wall, every part is soaked and cleaned separately, and the drain is flushed end to end. Rental units between tenants are the other overhaul case.
Condominiums along the MRT line and in Bandar Sri Permaisuri
The new high-rises near the Taman Connaught, Taman Mutiara, Taman Midah and Bandar Tun Hussein Onn stations run inverter units on R32. These need a clean service, not a heavy hand: we do not open the refrigerant circuit on a unit still under manufacturer warranty without telling you first. Access is the other half of the job, and the section below covers it.
Shoplots and clinics along Jalan Cheras and in Taman Connaught
Jalan Cheras is a long strip of shoplots, workshops and clinics, and Taman Connaught has its own rows around the Wednesday night market. Their cassette units run 10 to 12 hours a day in rooms full of people, which means a chemical wash about every six months, done before opening or after closing, with an invoice for the accounts.
Access notes for Cheras condos and terraces
For a condo along the MRT line or in Bandar Sri Permaisuri, send the condo name with your booking: we provide the technician’s details for the contractor pass, you inform the management office, and we book the service lift where the block requires it. For a terrace, tell us where the outdoor unit sits. A back-lane condenser at ground level needs nothing from you; an air-well condenser above the kitchen roof needs our ladder; one reachable only across a neighbour’s roof needs their say-so before we come.
